The building was used as a commercial office space for over 70 years and was then sold to a real estate developer to be converted to high end residential condos. As a part of the re-development, we were commissioned by the developer to design a representative model unit as a marketing tool to showcase the new building concept, restoration and residences. It was extremely important to the developer that the model unit had a luxury feel and fit in with the neighborhood. Drawing inspiration from the building’s heritage, we developed a completely customized model unit that blended the building’s historic charm with modern luxury. A new floor plan was developed that lived more like a historic home than a downtown condo. We developed custom moldings and details and selected luxurious and rich materials with a warm traditional palette. Due to our experience in both bespoke residential design and commercial architecture, we were retained by the developer to create a sales center that would eventually transition to be their corporate offices. This developer was new to the luxury market and wanted to work with consultants whose reputation for quality would serve both their marketing effort and built residences. As advisors, we were able to consult directly with the buyer of the penthouse and prior to the sale, assist both parties with customizations to the residence in order to help secure the sale. The client wanted to create a luxurious, warm and comfortable urban sanctuary that appealed to buyers. One of the key objectives was to redefine the existing residence’s plan to enhance and refine its potential by eliminating walls between the dining room, living room and den. In lieu of conventional walls that can be overly restrictive in the floor plan of a small condo, we created free standing millwork panels that had concealed doors. This provided the small space with great flexibility. While closed, the operable millwork panels allowed a sense of separation and intimacy for the spaces. Opening the panels revealed an uninterrupted vista along the south length of the home with an expansive view of the city with a more open layout. The finish palette included 'gallery white’ living spaces, in contrast with the dark master suite. Neutral toned rugs and furniture float on richly hued wood floors. Marble and glass provide a counterpoint to the dark millwork in the bathrooms. LaSalle Chicago, Illinois Photography by Wayne Cable A large commercial real estate firm purchased the 190 S LaSalle Building in Chicago. Tenant building occupancy was only at 40% and the construction of several new buildings in the area presented an additional challenge with increased competition for tenants. Our client was looking to make significant building improvements to increase building occupancy. The building was originally designed by architects, Phillip Johnson and John Burgee. The existing lobby’s design was inspired by the Masonic Temple in Chicago, designed by architects Burham and Root in 1892. Our design incorporated and highlighted the existing historical elements and restored a sense of formality, scale and elegance to the space. The furnishings were a combination of classic forms and modern elements to showcase a thoughtful blend of the past and present. Up lighting was added to highlight the gold leaf ceiling and bring warmth to the space. Custom millwork security desks were constructed to both serve the building in a functionally capacity and to complement the surrounding architectural elements and furnishings. The 56-floor, 156 unit building was originally designed to be an icon, envisioned from the ground up, to represent the best that Austin has to offer. We collaborated with the base building architect and the real estate developer from the initial concept through building construction and completion for over eleven years until the building was entirely sold. We worked to establish a design for the lobby, common spaces, all of the interior units, the model unit, sales center and residences that would resonate with both Austinites and bi-coastal transplants. We worked on the matrix to ensure every unit, from layout to finish each had subtle modifications and was unique. No two units were the same in the entire building. We redesigned all of the standard floor plans so that the units felt more like stand-alone homes than condominiums, replanned to make rooms live larger, used residual spaces in creative ways and redesigned rooms and corridors to increase sellable square footage. We negotiated with manufacturers to provide the best pricing for the developer and brought in luxury brands and materials to elevate and appeal to luxury buyers. The artifacts were the inspiration for the architecture and design for this modern high-rise residence. We created a space that serves as a backdrop to the extensive collection and celebrates their cultural heritage while blending modern architecture, materials and sensibilities with a sophisticated aesthetic to fit their life and design styles. The design focused on layering materials and textures to complement their collection, while ensuring the space felt cohesive and soulful. The color palette in both the furnishings and materials was drawn from the artifacts themselves. While the Texas limestone fireplace wall with bronze detailing and a cantilevered concrete hearth is the architectural focal point of the room, the exposed wood beams were incorporated to evoke a sense of warmth and connection to tradition. The materials’ natural tones and organic textures add depth without competing with the artifacts. The soul of the home is found in the art and artifacts themselves, each curated with great care and respect. Custom millwork, stands and brackets for mounting were designed and fabricated to beautifully display the artifacts, enhancing their presence and significance within the space. “Objects have power. While our client valued the unique and historic detailing, they recognized the need for a complete renovation, expansion and modernization of the home to accommodate their lifestyle. The front façade preserves the original historic integrity and maintains its quaint, cottage feel. The materials, textures and finishes on the front of the house reflect a timeless quality, with soft, tonal shades, copper detailing and a warm, sandy palette; inspired by the client’s previous home in Australia. This palette is carried throughout the project from materials to furniture creating a serene, natural feel and foundation for the design. Historical details and architectural features have been carefully preserved and restored, in keeping with when the home was originally built.. The renovation and addition to the back of the house marks a bold contrast, with a more modern, clean-lined aesthetic and materials that integrate seamlessly with the historic core. This addition expands the living space backward and upward, incorporating modern design elements that are respectful of the original structure. The addition’s layout includes new, open spaces that connect with the outdoor environment, creating a modern indoor and outdoor flow. The layout of rooms orient each on the panoramic view of the city’s urban lake. The developer created an open floor plan highlighted the view, but was ill-proportioned, challenging to furnish and had poorly located columns and base building elements that needed to be addressed. To create distinct rooms within the larger space, we employed a thoughtful combination of materials and architectural elements. To create material continuity, the walls at each end of the living areas are finished with sycamore panels with brass inlays. We floated a Macchia Vecchia wall to distract from the column and define the dining and living rooms while maintaining spatial continuity and the view. A bronze and onyx bar gives purpose to an otherwise unusable space. A serene bedroom suite with a bath and dressing room reflect the home’s beautiful materials, integration, function and well-appointed furnishings. A stunning office, with olive burl wood walls and a custom 14’ worktable houses a fully integrated executive work environment. The palette is inspired by a beautiful one-of-a-kind antique European Oushak. The furniture is a mixture of specialty, custom and vintage pieces and the finishes are a combination of textural neutrals, metallics and bursts of color. The most dominant materials include custom French oak oversized floor tiles and the drapery. Having spent extensive time traveling and collecting throughout their lives, the couple desired an architectural envelope to house their eclectic Asian art collection, to take advantage of the spectacular views of the city and provide a warm and inviting home. The floor plan was modified to eliminate all unnecessary partitions. The stair to the upper level was relocated from a recessed alcove to the entry foyer to create a sculptural focal point and provide unencumbered circulation. Millwork “boxes” were created to define private spaces. A free-standing travertine slab wall separates the living space from the kitchen and the floor pattern, installed throughout, was inspired by ancient roman roads. The minimally detailed millwork walls become enclosures for intricately detailed and unique spaces. They wanted to create a retreat high above their existing home and horse farm to enjoy the surrounding views of the landscape. The family wanted the new space to serve as a comfortable retreat dedicated to relaxation, learning and music. The tower housed an observatory, office and library. Additionally, the main floor was enlarged, to expand the primary suite and create a large room for gatherings, performances and entertaining. The glass enclosed observatory at the top of the fifty-foot tower offers unobstructed views of the surrounding countryside. The spaces below provide enclosure to the north and south for functional use while maintaining the beautiful east and west facing views at opposing bay windows. The floors of the tower are connected with a continuous curved stair that unifies the spaces. These collections presented an opportunity for us to design an inspired home representative of their lifestyle where their collections could be displayed. Our clients have an appreciation for beautiful things and are equally sentimental. These values were at the core of our design. Special attention was paid to every architectural and material decision. Custom millwork portals made of bronze and rare vintage California Laurel veneer were an ode to their life in California. A mosaic of Italian travertine flooring with venetian plaster walls were inspired by an antique sculpture from their travels in Italy. The kitchen cabinetry is custom stainless steel and glass, with hanging for pots and pans. All on display, with his collection of coffee mugs from airports he has traveled to. We reconfigured the floor plan to create a layout more conducive to entertaining; a concealed butler’s pantry, a formal dining and wine room, a master suite with his and hers dressing rooms and bathrooms. The salon, a large open space, was the greatest challenge. With an enormous custom silk rug as the foundation, the room is furnished with comfortable and flexible lounge seating and is surrounded by the client’s art and rare vintage furniture - cosmopolitan with a nod to vintage. An ornate oversize leaning mirror in the living room conceals the tv, a coffee bar in the kitchen in hidden within the cabinetry, a tv in the kitchen recesses into the island, and a bespoke dining table expands to accommodate their large family for entertaining. The decidedly modern architecture includes materials that are reflective of the client’s personal style - sophisticated, warm, minimal, with some luxurious elements mixed in. While our client appreciated the unique and historic details, they recognized the need for modernization and expansion to accommodate their growing family and evolving lifestyle. Though “modernizing” their home was the goal, every detail was thoughtfully considered to preserve, restore and enhance this historic home’s charm. We reimagined and expanded the cottage to support their life as a family of four. We divided the project into three different project phases to align with the client’s budget allowances and to minimize the disruption to their family. The three phased projects included new construction of an ADU and garage with a covered pathway exterior connection to the existing home, an addition that completely reconfigured the circulation and flow of spaces in the original house and an interior renovation. The new living areas included a back hallway that also served as a mudroom, an entry into the primary bedroom, an office, family room, bedroom, two bathrooms and a screened in porch. We opened up the closed off kitchen to the family room while maintaining separation of the formal living and dining rooms. New French doors led to a repurposed side yard, designed for cooking and entertaining. Finally, perimeter fencing was added to provide a safe place for the children to play and create a layer of privacy in a busy neighborhood and give functionality to an underutilized front yard. The entire project included the restoration and preservation of the historic home. They loved the home’s location but disliked everything else about it. Due to a very aggressive schedule and a highly competitive real estate market, their best option was to purchase the home and focus on an extensive renovation, while living 8,000 miles away. The existing residence was dark and dated after being poorly renovated in the 1990s. With a very tight schedule and budget, we established clear priorities at the onset of the design to guide our decisions to make the greatest transformative impact on the home and create a design process that allowed for only one in person meeting. Focusing on natural light, contrasting materials and one feature architectural element in every room were key to making the home bright and fresh with architectural continuity throughout. New, large steel and glass windows resulted in brighter spaces, a feature wall in the study showcased a beloved book collection while concealing IT equipment beyond, and a floating vanity wall in a new primary bathroom and dressing suite made a significant impact in the home. Adhering to a classic, easy to execute materials palette gave us flexibility to meet timeline and budget. The result was home that helped transition their family to a new country and reflects their simplicity and modernity, with some touches of nostalgia that our client loved. The couple’s adult children had decided to settle in Austin. As recent empty nesters with several upcoming significant life events, our clients wanted a home to be close to their children, accommodate their growing family, entertain guests and host family celebrations. In order to have the home ready to host events, we were given a 9-week project timeline from initial design meeting to move-in. We took a thoughtful and methodical approach and relied on our expertise, partnerships, effective collaboration and specialized resources to leverage our capabilities. We designed and fabricated custom lighting, rugs and furniture to elevate the space and act as a strong foundation for each room. We combined carefully curated pieces from high-end showrooms and vintage marketplaces from around the country, then reupholstered, refinished and repurposed each of the pieces to personalize and connect them to the design aesthetic. We layered in the client’s art from their existing collection to reflect their personality. The home was outfitted with entirely new accessories from functional to decorative. Everything was designed to represent the client’s style with high regard for comfort, form and function. At the finest level of living, quality all comes down to the details. They wanted to create a space reflective of their current lifestyle with entertaining space for their children and grandchildren. They were connected to the home’s architecture and beautiful property and chose to expand and renovate rather than relocate. The client wanted a more open feel, while creating more functional spaces. We removed and relocated walls to reconfigure, enlarge and open up the floor plan. We expanded the first floor to accommodate larger kitchen, living and dining rooms, creating more areas for entertaining. New windows were added to bring the outside in, including floor-to-ceiling windows in the kitchen, living room, study and master. A neutral color palette provides a sophisticated and warm backdrop for the architecture of the home, while allowing their bold furniture and art collections to stand out. The iconic beams were reclad, using wood tongue and groove in between. New wood flooring was installed to reinforce the open feel and connect all of the spaces together. Oak was incorporated into the design as an ode to the genre of the original house, tying the new elements with the old and maintaining a sense of continuity. Inspired by the character of the loft’s industrial past, with its high ceilings and natural light, the design maximizes the sense of spaciousness and fluidity, while creating personal and intimate living areas within. A balance of modern sophistication, refined luxury and attention to detail, this loft is tailored to fit both our client’s design style and the way they live. The client had a significant art collection that was very personal to them. Integrating their collection was an important part of the design. Their existing art was encased with beautiful ornate gold frames. The home’s finishes and materiality were established in connection with and in contrast to these gold frames. Custom built-ins and millwork were designed throughout help connect all of the spaces together. The clean lines and modern detailing give the home a more modern and luxurious feel, while providing necessary storage for living. Hers: formal, dramatic, detailed and ornate with a European influence. His: modern and pragmatic with an emphasis on function and comfort. We worked with them to design a space that was a harmonious blend of old-world extravagance with modern simplicity. Bespoke and authentic to them, each space has a bit of whimsy and reflects a part of their story. As an alternative to a formal dining area, we created the “champagne room”. This extravagant space balances opulence with functionality and versatility. Outfitted with a comfortable, wrap-around banquette upholstered in a bold burgundy with occasional tables in cast brass, the space converts from a lounge to a dining area with the use of a custom dining table-top. The kitchen showcases their love of bold materials with Calcutta Turquoise countertops, lacquer cabinetry that houses a pantry and sculptural bronze trees to conceal base building piping. Beautiful and functional, the kitchen is an efficient, storage-heavy space. Her office and guest room were inspired by the Madame de Pompadour apartment at the Palace of Versailles, designed in the 1700s. We partnered with a European textile mill to recreate a silk textile, which was used as upholstery and bedding for a custom-carved bed, chaise and canopy. With a pendant commissioned in Venice, custom molding and a built-in brass cabinet, it is a space unlike any other. After becoming empty nesters and retiring, they decided they wanted to start over and rebuild a new house on the same property. The expansive 14,000 square foot home was designed from the ground up in conjunction with our client’s and their architect. Our role focused on interior spaces and layout, interior and architectural finishes, furnishings, window treatments, bedding and accessories. Despite its significant size, our client wanted their new home to feel warm, inviting and comfortable. They wanted the design to be timeless with a very traditional feel. We used classic architectural detailing and materials throughout to establish a traditional foundation to contrast the rather untraditional layout of the house and shape of the rooms. Portals and trim were installed at each doorway to define pass throughs and each room was designed with a specific form, function and scale. They wanted spaces to accommodate family gathering and entertaining. The kitchen and a modern day “great room” were the heart of their home. This spacious room provides great circulation space and ample seating for guests and entertaining. Each space has a neutral palette filled with an eclectic mix of furnishings in rich wood finishes and sophisticated neutral upholsteries. The surrounding rooms, including a study, dining, game and living room were all imagined with a more intimate scale and a traditional sensibility with formal furnishings and a warmer, bolder palette. The entire home was well appointed with high-end specialty finishes and luxurious materials. He had a clear idea of how he wanted to live and use the condo, but was stylistically open-minded. He wanted to ensure the space was designed around his lifestyle, interests and entertaining. Comfort and functionality were paramount. The most significant challenge was navigating the condo’s layout, which featured a sprawling open living area with an unconventional scale and dimensions. Addressing the layout required an innovative approach to space planning, design and furniture. We designed custom millwork as an architectural element to delineate spaces within the expansive living area, seamlessly integrating a screening room, dining and pool table area and bar with bespoke lighting. Each area serves a purpose while maintaining a sense of cohesion and flow throughout. We opted to forgo traditional furnishings for multi-functional furnishings as space efficient solution to accommodate a pool table, an antique chess set, gaming equipment and the ability to fly a drone. The master lounge was converted into a game room. At the heart of the game room is a hand-crafted, custom gaming table, each feature and function carefully selected. The project was about more than just aesthetics. We added UV protection, made the unit energy efficient, installed all new controls, automation and a sophisticated security system. From the gaming and AV equipment to the bespoke furniture and artwork both commissioned and selected, each element was thoughtfully chosen to create a modern, masculine retreat reflective of our client. We were tasked with designing a sophisticated urban retreat in stylistic contrast to their ranch home that still captured the essence of our client. Our client had significant experience working with architects and designers, had clear objectives and impeccable taste. Their discerning eye for detail, methodology and expectations for both construction and project execution resulted in a very collaborative process. We worked in tandem with them on every detail and aspect of the design to ensure it aligned with their objectives. Though the condo they purchased was newly constructed, they wanted to overhaul the building systems and materials. A foyer entry consisting of high gloss of lacquer paneling creates a transitional texture from the building corridor. This paneling allowed us to completely conceal mechanical returns and graphically frame an art commission. The refined space transitions to a softer materiality consisting of light-colored walls and wide plank flooring which reinforce the airy lightness of the architecture. With floor-to-ceiling windows in every room, our client tasked us with creating a modern and sophisticated design that would highlight the panoramic views. Our client wanted to take advantage of every square foot in the home to accommodate areas for work, relaxation and entertaining. A compact space with a multitude of structural limitations, a new layout was thoughtfully devised to maximize the space efficiently. The layout pivots around spaces that shift according to the type of use. An office with a large work surface to accommodate meetings was incorporated. Custom millwork and built-ins add architectural detailing, anchor the spaces and provide storage and functionality. The millwork and furniture help delineate spaces for organized functions such as formal entertaining, gathering and relaxing. Custom, motorized shades were installed for light management and privacy. Natural light fills the home changing the colors of the space throughout the day. The light filtering in and the blue of Lake Michigan and the sky helped inform the neutral and cool color palette. All elements of the space were kept in one tone for continuity. We curated a selection of furnishings to complement the interior and architectural details, define the spaces and soften the sleek, modern and minimalist design. Every piece in the unit is new, thoughtfully scaled and proportioned for beauty, form and function. As a maximalist, she wanted to minimize the generic white walls and ceilings, typical in condominiums, and create a vibrant and colorful home reflective of her personality. The resulting aesthetic is a combination of modern and bohemian touches, blending bright colors and unique patterns, while maintaining a youthful, casual vibe. A combination of natural elements, along with a mix of metals in a variety of textures were selected to elevate the overall design and create a refined, diverse aesthetic with unique character. Though the existing floor plan had amazing views, it was not conducive to conventional furnishings and function. We provided custom solutions for furniture, AV and storage to make the home truly livable. With an irregular shaped open floor plan and disproportioned spaces, we used oversized neutral furniture pieces to anchor each space, resulting in a series of distinctive furniture vignettes that work together to create cozy, intimate moments. One-of-a-kind rugs, eclectic objects and lighting, bold wall covering, and commissions from local artists add layers of colorful and textural accents and depth. The couple wanted an urban weekend retreat that would become a sophisticated gallery for a portion of their modern art collection. The existing layout was to remain, but the existing detailing and materials were revised to provide a more neutral and modern aesthetic. The existing ceiling was removed to eliminate multiple ceiling heights and soffits and maximize ceiling heights. Custom lighting was installed to highlight major art pieces. New architectural elements including interior doors, hardware and recessed trim helped transform previously dark and heavy architecture with little natural light and high window sills. A neutral palette of natural materials was selected as a backdrop to help accentuate the art, accessories and furniture. We worked with them to design a home to be thoroughly lived in, with the interiors inspired by their traditional taste. Traditional architectural details are found throughout in the millwork, fireplaces, molding and coffered ceilings, each adding depth and sophistication to the home. A neutral palette of materials and finishes serve as a backdrop, with organic and warm colors woven in with furnishings and draperies. We created a light-filled plan that takes advantage of expansive wooded views outside. The traditional layout included distinct living spaces, including a great room for large gatherings, a den and game room for casual family time and a dining area designed for more formal entertaining. Each room is filled with a curated selection of materials and furnishings with refined silhouettes to complement and reflect the design, form and function of each room. The furniture is made of rich woods with ornate detailing, punctuated with beautiful textiles. The warm and inviting spaces overflow with a sophisticated, layered design. Knowing she would renovate and customize her new home to make it hers, she focused her search on finding the right lot in a quaint neighborhood, and purchased a home nestled on a large corner lot with stunning live oak trees.   During our original collaboration, our client discovered her personal style and design aesthetic. While the home she purchased was very well constructed, it lacked character and did not represent her style or personality. She wanted her home to reflect her love for color, prints and pattern and to elevate and enjoy the functional spaces of her home such as the mudroom, closets, laundry and pantry. A curated gallery of portraits in the stairwell set the tone for the design with colorful, bold artwork inspired by a painting of her grandmother. While the lot had beautiful heritage trees, it lacked a cohesive landscape design and a fence for privacy and security to accommodate her dogs. Though she wanted an enclosure, she did not want a solid fence that closed her off from her neighbors, rather one that maintained a sense of connection to the community and disappeared into the landscape. Their space needed to convey that they were a strong, stable, forward-thinking investment institution. Our client’s other priority was to communicate the value of their staff through both the layout and the materials. A hierarchy was developed that respected function and position. Enclosed offices were located at the north and south ends of the plan allowing natural light and views accessible to workstations and interior offices on the east and west. Traditional materials were utilized but detailed with a clean, modern and minimal sensibility. We developed custom workstations tailored to the specific needs and requirements of each type of analyst and research group to optimize workflow and functionality. Traditional Class A office space was not available at the time. We worked with the client to acquire alternative office space in a 40-year-old office building in downtown and this new location allowed them to invest more into their design to improve its operational efficiencies and incorporate the firm’s standards from other locations.  The building had a small floor plate with windows around the entire perimeter, allowing a significant amount of natural light throughout the space. A light color palette, combined with frosted glass interior walls allowed natural light into all interior spaces. The ceiling was raised to ten feet to enhance the feel of light and openness. Wood veneers and dark, textural carpet and materials add warmth, depth and dimension to the space. All of the conference tables are marble, both durable and elegant, while paying homage to the firm’s longevity.  A new, four-story interconnecting stair along allows many employees access to natural light and views and provides easy access between floors. “Architecture is basically a container of something. The space needed to function as a creative studio, be flexible to adapt to the constant flow of merchandise and showcase the client’s clothing. The design was kept clean and simple, with a neutral palette to provide a minimalist backdrop for the client’s product to become the aesthetic statement within the space. The office area floor was raised to optimize visual sightlines across the studio, open up the structure to emphasize the loft feel, and foster a sense of spaciousness. An existing truck dock was transformed into a collaborative meeting space and fashion display, becoming a focal point for the space while maximizing functionality. Careful consideration was given to the layout to ensure efficient use of the space while maintaining an open studio feel. We created designated areas for different functions such as meeting and circulation spaces to accommodate meetings of varying sizes, private offices, workstations, and merchandise storage and display spaces while maintaining a sense of unity within the studio. “To create architecture is to put in order. Headquartered in Chicago, the client wanted the new space to be represent the firm’s established brand and aesthetic but paired down from the headquarters to be more practical and cost-effective. We worked with our client on programming and feasibility studies to find a new location. One of the main draws of the selected building was its proximity to Grand Central Station, allowing for greater accessibility to their offices for both clients and commuters. Due to the large floor plate, exaggerated and expansive corridors were created. Portals were used to break up and organize these large lengths of space. The walls to the perimeter offices were thickened to create a sense of transition and privacy. The casing detail at these doors is iconic to the brand of the firm. The office needed to serve several functions and include a space that reinforced its collaborative work style and also provided a private retreat space for its consultants while in the office. Private offices were located to take advantage of views, though prime corner locations were allocated to team and collaborative spaces that were designed to be flexible and accommodating to consultants and clients. To bring natural light and views into interior spaces, circulation ‘apertures’ were created that bisected the floor plates from north to south. The center aperture connected the perimeter circulation with the central interconnecting stair that connected all internal support and collaboration spaces through seven floors. Located in a modern, newly constructed high rise, our client was one of the anchor tenants. Despite being in a modern high-rise, our client wanted the space to have a very traditional aesthetic and feel. Custom veneer cladding of base-building mullions at executive and public areas were added as a traditional element. Mahogony veneer millwork was used continuously throughout the office space to support the traditional design, create hierarchy of the space, define paths of travel and integrate and conceal technology. There was significant emphasis and attention on designing private executive offices as multi-functional spaces. These offices were utilized as workspaces, conference rooms, client facing meeting areas and as a lounge. They were outfitted with paneled millwork walls, well appointed furnishings and wood-burning fireplaces; creating a one-of-a-kind experience, particularly in a high-rise environment. The concept of the renovation embraced the mid-century influences of the base building, with the design focused on simplicity of form, purity of materiality, and clean lines. The palette was classic and simple: stainless steel, Carrara marble, natural rift cut walnut, travertine floors, and a black carpet. The biggest challenge was how to elevate the sea of furniture workstations located in the 6-story atrium space to elements of architecture. We collaborated with the base building developer and architect on our client's behalf to make impactful changes to the design of floorplate that had a significant improvement to staff ratios on each floor. Our client’s firm is highly collaborative. In order to reinforce this value, all interior office partitions are floor-to-ceiling glass. A five-story stair is both dramatic and furthers the connection among all of their employees and practice groups. Located in an unconventional building with an enormous circular floor plate, the space had an unusually deep amount of interior support spaces to plan, with little ability to have natural light at the core of the floorplate. In response to this, wood veneer walls were used to contrast the dramatic views and expansive light at communal spaces along the perimeter, such as the reception and lobby. The balance of the space is a study in whites. Keeping a palette simple, pure and light made the interior workstations and offices feel organized and bright. The new design needed to convey a progressive yet established image to clients, and promote collaboration and innovation among their employees. The client was very environmentally conscience. Sustainable building practices and materials were an essential part of the design and construction process. Specialty sustainable and recycled materials were selected, including sycamore veneer and opalescent glass, and significant efforts were made to limit material waste during construction. Maximum flexibility of workspace to support their staff and workflow were paramount for operational efficiency. We created flexible workstations and desks to accommodate constantly changing consultant-based teams. Workspace standards were reduced to two different sizes to minimize furniture configuration requirements. These flexible workstations also addressed the client’s future plan for growth and expansion. All senior staff and executive leaders had expansive private offices that offered the best views and natural light. Support staff stations were located adjacent to the private offices for ease of collaboration and communication. A beautifully restored bar with original carvings, antique mirrors, custom shelving and a marble inlay perfectly blend the restaurant’s historic elements with modern function and form. The muted tones in the original exterior brick walls and custom art nouveau tile floors complement the modern elements like the floor-to-ceiling wine storage, custom built-in banquettes and dramatic bespoke chandeliers. Custom upholstered banquettes and a private dining room provide more intimate dining niches and dining experiences for guests. The salon is focused on natural, organic and “ethical beauty” and offer their clients an elevated experience using specialty products and innovative practices. They wanted a space that reinforced their values, natural and organic approach with a relaxed, yet sophisticated vibe. Upon entering the salon, guests are greeted with a soft and neutral color palette that evoke a sense of calm. The furnishings are plush and comfortable. The nail stations were thoughtfully arranged to maximize comfort and convenience for both clients and salon technicians. The black and gold pendants were added to provide dimension and character. Brass accents and detailing in the furniture and custom art with the owner’s favorite quotes reflect the personality of the business. Furniture can transform architecture and help inform and define spaces. Yet one of the most important aspects of furniture design is the architecture that surrounds it. The built environment has a significant influence on the presentation and perception of furniture. Creating a space to showcase a furniture collection designed by architects and interior designers required a thoughtful balance of both. The 2,900 square foot showroom was set up with a 100-foot runway with five separate vignettes. The client’s furniture collections were inspired by couture fashion, hand-crafted by artisans and made with specialty materials. The chair “runway” was a nod to the couture fashion inspiration and highlighted each unique piece upholstered in bold and luxurious textiles. Each vignette was divided by silk drapery in the brand’s signature color. The individual vignettes were designed to convey the furniture as art and sculpture, but also highlight its form and function. The showroom surfaces and materials were kept neutral to highlight the one-of-a-kind furniture pieces.
